Pre-Constructive Services
(A) Site Evaluation
Site evaluation can be as important to a project as "a firm foundation" is to a building. Picking the best site for your project or developing that site for your needs can make or break a project. If you already have your property purchased, we can advise you on its development to save you time and expenses. Many times we evaluate preliminary site plans and discover thousands or in some cases hundreds of thousands of dollars in over engineered interstructure. Sometimes we see design mistakes that can be revised to save a tremendous amount of cost. Proper planning for your needs is extremely important.
If you have not purchased your property, we can help in selecting the site potentially avoiding unexpected expenses. We are real estate brokers. If we are involved with the selection of your property and earn a real estate commission as part of that site selection, we will give you a discount on our contractor’s fee.
(B) Pre Design Consultations For Site Development And Architecture
Which comes first, the chicken or the egg? From our experience, our clients reap huge benefits by having the general contractor meet with all of the team members from the beginning of the planning process. Many times we will sign a contract to do only part of a project. An example would be to act as the general contractor to build a building. The plans have been approved by the local authorities and they are ready for permitting. We do preliminary cost estimates and find that if simple revisions are made we can save that client tens of thousands of dollars. The revisions often cause weeks or months of time delays. This can be avoided by being involved in the design phase of you project.
(C) Preliminary Cost Estimates
Having current cost estimates on engineering, architecture, development and construction cost will determine if revisions or design changes need to be made to your project. Very few of our clients have the luxury of saying "I want what I want no matter the cost". We can provide you with cost estimates to assist you in your planning stage.
(D) Scheduling For All Phases
Certain phases of a client’s project may be completed prior to the approval of building plans saving weeks or months. Our experienced employees can advise you and help to determine a realistic schedule of construction phases.
(E) Contract Negotiations And Change Orders
North Georgia Builders Group Inc. goes to great measures to provide its clients with clear, precise, contract agreements that are fair, bi-lateral agreements. Any layman can read our contracts and see that it is our intent to be fair and honest while offering guarantees and protections for all parties. We offer competitive fees and provide you with outstanding value for your construction dollar.
In our business, surprises are usually bad for all parties. We earnestly try to avoid surprises and are usually successful because of the vast experience of our employees.
Change order agreements are executed in writing as separate agreements. Our clients know how much a change will cost before the work is performed. All parties sign change orders and receive copies.
(F) Qualifying Of Sub-Contractors
As general contractors we strive to work with the best sub-contractors available while protecting our clients and their budgets. Over the years we have developed strong working relationships with a select group of skilled, dependable, trustworthy sub-contractors.
NGBG is fully insured but in addition to our insurance, all subcontractors are fully insured with workman’s compensation and liability insurance and must provide written proof of coverage before any work is started on all clients projects. All sub-contractors are required to sign contracts with NGBG which provide guarantees of superior workmanship, goods provided and lien waivers.
(G) Financing Requirements Of Lending Institutions
NGBG is familiar with the requirements of most lending institutions. We provide assistance to our clients in preparing the required cost estimates and advise our clients in matters such as bank draw inspections, appraisal assistance, bonding requirements and construction completion guarantees.
(H) Cost Plus And Bid Package Development
It is frequently advantageous for a client to contract NGBG to be its general contractor in a cost plus construction agreement. When this type of agreement is signed, NGBG will provide a bid package to assist its client in acquiring bids from a certain number or all subcontractors. In this type of contract NGBG will review all bids and qualify all subcontractors as well as schedule and supervise all work by said sub-contractors.
(I) Permit Planning And Permitting
Our commitment to client service has kept us on the cutting edge of the construction business. While our industry changes with our client's needs we have found that permitting authorities (state, county and city) building codes, planning documentation, and other requirements varies tremendously from project to project. The only constant in the permitting process is change. The permitting process changes with each and every project depending on its permitting authority.
North Georgia Builders Group, Inc. takes pride in its ability to work with these permitting authorities.
Commercial
A large percentage of our projects over the years would be considered light commercial. We are licensed to builder all commercial buildings in the state of Georgia but we have elected to build structures that are three stories or less. We have a vast amount of experience in construction stick build as well as structural steel buildings. Pre-engineered buildings can also be dressed up to give them a customized upscale appearance. Most new churches have elected to use pre-engineered buildings because of their ability to have large open spanned areas as well as their excellent cost efficiency.
(A) Offices
North Georgia Builders Group Inc. is well known in the Northeast Atlanta area for our low maintenance traditionally designed office buildings and our uniquely designed office condos. Our village design has been copied by several local designers. Our staff can meet with you and can help design your exterior elevation as well as your interior layouts.
Medical and dental offices require a special attention to detail that only an experienced construction team can complete. At NGBG we have developed innovative ideas that have been successful in saving money for our health care clients
(B) Retail
We work with a diversified group of clients in the retail market. Whether your needs include new building, renovation or interior build out, our employees have the experience to complete your project.
Residential
(A) Single Family
Construction of new single family homes is where all of our employees "cut their teeth". Fifty percent of our supervisors each have over 30 years of experience building single family homes. While being well educated in the superior organizational skills required to complete production type homes we also look forward to the challenges of complex custom built homes.
(B) Multi-family Homes
Multi-family homes also require superior organizational skills but also require knowledge of building code requirements similar to those in the commercial zonings.
(C) Remodeling (Improving Your Home)
North Georgia Builders Group also has an extremely experienced remodeling and renovation division. If you are happy with your home but want to modify it to meet your ever-changing needs or if you have found one in a location you like but realize that it needs a major overhaul, NGBG is you answer.
Developing
North Georgia Builders Group Inc. is experienced in all pieces of the construction puzzle. Smart designing and installation of the infrastructure of a project properly can allow increased yield of building square footage. Out of the box thinking can save time and money in the planning and design stages of a project, however once a site plan is approved, all details must be followed to exact dimensions.
